Colorado Derby Lofts
The nine-story concrete former office building underwent a complete interior demolition to be converted into a 106-unit apartment building.
The interior finishes were removed down to the bare concrete, which allowed space for new finishes to be installed. The first floor includes the leasing office, mailroom, fitness room, multiple card and game rooms, restrooms, lounge and three apartment units with outdoor patios.
The roof was converted to an amenities deck, including a rooftop grill and countertop space underneath a covered trellis, a fire pit, elevated planter boxes, a water-feature reflecting pool and a restroom, all sitting on elevated concrete and wood pavers.
The basement of the building is home to another apartment unit, along with an underground parking garage, fire command center and storage compartments made from chain-link fencing.
On the outside of the building, we added four stand-alone buildings, which house a total of 32 individual garage spaces. We added new fencing around the perimeter of the property, created a pet park with turf, and allowed for three rolling gates and access control for tenants and guests.
The project utilized some aspects of LEAN Scheduling Principles and BIM Modeling, which helped us finish the project 98 days early on a 365-day schedule.
